Do you have a second UV channel?
Also by default the light map resolution is 32x32 pixels, so you cud up that slightly to say 128 or 256 per asset

If you are using max, you would want to make your main unwrap and then collapse it, make a second UV unwrap modifer, put it on channel 2 and then unwrap the model again, with no tiled maps.

It seems as if there is some issue with the vertices to me. Did you ever bake an ambient occlusion to the verts in max? If so that info may have been exported along with it.
It also looks as if it's being vertex lit and some of your verts are not receiving light info.
Only two things I can think of atm.
